EUGENE, Ore. -- The Eugene Planning Commission held a public hearing Tuesday to hear testimony over a "needed housing tentative planned unit development and adjustment review" application submitted by Furtick Family Limited.
The issue centers around a property that is 4.48 acres (Tax Lot 301), vacant and zoned R-1 Low-Density Residential. The property is located north of the intersection of Spring Boulevard and 30th Avenue, and South Central Boulevard. A city-owned tax lot that is reserved for public road purposes is located to the east, and to the west is Laurelwood Golf Course.
This proposal includes 14 residential lots, an open space tract and an adjustment review to pave only a portion of the existing Spring Boulevard right-of-way. The site will have a density of approximately 2.9 units per gross acre.
Some residents oppose the land turning into a developed residential property because the tax lot currently serves hikers, dog walkers and bicyclists via a public trail that was developed by EWEB in coordination with City Parks and volunteers. The land is also a wildlife corridor for animals to access one green space from another. Bicyclists also use the path to commute to and from Lane Community College.
One person who lives nearby also voice their concern that the homes that would go up wouldn't be used to help the housing crisis, but "McMansions" would emerge instead.
"What we have an issue with is the use of a public resource for private gain," said Jennifer Jonak, a resident who lives near Tax Lot 301. "This access road that's proposed would benefit 14 single lots at the expense of hundreds and hundreds of people who use this trail every day and who have developed and maintained it at tax-payer expense."
No decision has been made at this time. More considerations will be made at the next Eugene Planning Commission meeting.
