New subdivision planned in southwest Eugene

Neighbors in the area say they're worried about increased traffic and say the development will cost them their quiet country lifestyle.

EUGENE, Ore. -- A new subdivision could be on its way to southwest Eugene.

David Holland, a commercial real estate broker for Evans, Elder, Brown & Seubert said the sale of The Jewel on Bailey Hill to a California company closed in late August.

He said he could not disclose the sale the price.

"It's a big bite for somebody to undertake, and so we're really excited that the buyer took on this project," Holland said. "He's super excited about the Lane County market and has good visions for success."

Documents show the developers hope to build more than 100 single-family homes on the 33-acre property on Louis Lane near John F. Kennedy Middle School. They have submitted plans to the city. Officials with Eugene Planning and Development still need to give approval before construction can begin. 

"Should be a six to eight month process. Then he should have the ability to start pushing the dirt around and put the infrastructure in," Holland said. 

Debbie Anderson has lived on Louis Lane for 30 years. She said she and other neighbors are worried about increased traffic and said the development will cost them their quiet lifestyle. 

"We know all of our neighbors, and we get together, and having a big huge development across the street will kind of spoil everything," Anderson said.

The Jewel on Bailey Hill isn't the only housing project in development in Eugene. City officials say they issued building permits for 896 dwellings in 2018. Of those, 291 were single-family, which include single-family detached homes, accessory dwelling units and manufactured homes, and 605 were attached housing types, which includes duplexes, townhouses, apartments, condos and more.
